YOU ARE HEREBY SUMMONED to answer the Complaint in this action, which is filed in the office of the Clerk of this Court, a copy of which is herewith served upon you, and to file your answer and serve a copy thereof upon the Plaintiffs’ attorney within twenty-one (21) days after the service of this Summons, exclusive of the day of service. In case of your failure to appear or answer, judgment will be taken against you by default for the relief demanded in the Complaint.  This action is brought to quiet title to two parcels of real property situated in Lincoln County, Montana, particularly described as follows:  Parcel 1 (the “Louisiana Parcel”): Lots 9, 10, and 11 of Block 12, Leonard Addition to Libby, Montana, according to the plat thereof on file in the office of the Clerk and Recorder of Lincoln County, Montana Parcel 2 (the “Lincoln Parcel”): That part of Lot 19 of Block 12, Leonard Addition to Libby, Montana, according to the plat thereof on file in the office of the Clerk and Recorder of Lincoln County, Montana, more particularly described as follows: Beginning at the Northwest corner of said Lot; thence East on the northerly line thereof to the Northeast corner thereof; thence southerly along the easterly line of said Lot, 12 feet; thence westerly parallel to the northerly line of said lot, 55 feet; thence southerly parallel to the easterly line of said Lot, 13 feet to the southerly line of said Lot; thence westerly along the southerly line of said Lot, 72 feet to the southwesterly corner thereof; thence northerly along the westerly line of said Lot to the point of beginning. and The Westerly 72 feet of Lots 20, 21, and 22 of Block 12, Leonard Addition to Libby, Montana, according to the plat thereof on file in the office of the Clerk and Recorder of Lincoln County, Montana. The relief sought by Plaintiff 620 Louisiana Ave LLC in this quiet title action is to have title to the Louisiana Parcel quieted in its name, alone, as against all Defendants, known and unknown, claiming or who might claim any right, title, estate, interest in, lien on, or encumbrance upon the Louisiana Parcel, and that all Defendants, known or unknown, be forever enjoined and barred from asserting any claim upon or to the Louisiana Parcel or any part thereof adverse to Plaintiff 620 Louisiana Ave LLC. The relief sought by Plaintiff ZT Properties LLC in this quiet title action is to have title to the Lincoln Parcel quieted in its name, alone, as against all Defendants, known and unknown, claiming or who might claim any right, title, estate, interest in, lien on, or encumbrance upon the Lincoln Parcel, and that all Defendants, known or unknown, be forever enjoined and barred from asserting any claim upon or to the Lincoln Parcel or any part thereof adverse to Plaintiff ZT Properties LLC. Plaintiffs do not seek to quiet title in this action such that the judgment and decree impugns or otherwise affects any of the following two items of record: (1) that Deed of Trust recorded August 15, 2024, in Book 406, Page 879, as Doc. 311806; and (2) that Deed of Trust recorded June 9, 2023, in Book 401, Page 835, as Doc. 306128, as assigned in that instrument recorded August 27, 2024, in Book 407, Page 36, as Doc. 311978. NOTICE OF PUBLIC HEARING  The City of Libby  The City Council of the City of Libby has completed the Preliminary budget for fiscal year 2025-2026. A Public Hearing will be held on Monday, August 18, 2025, as part of the Regular Council meeting, beginning at 7pm. The Public Hearing will be held in Council Chambers at City Hall to hear comments from residents concerning the budget before final approval.
